Pacific Station

Pacific Station is a mixed use, transit oriented project located in downtown Encinitas, CA that was completed in 2011.  Pacific Station includes 47 residential condos (4 which are low income), a Whole Foods Market, additional retail, a two story restaurant, approximately 10,000 sf of office space, several public and semi-public plazas. The site also includes 248 underground parking spaces. The project was located on approximately 1.45 acres of land adjacent to the NCTD railroad tracks, next to the transit station and in the middle of a developed commercial area.  The total building area is 105,000 sf and includes both post tensioned concrete construction as well as steel and wood frame construction on the upper levels.  The project was awarded LEED Silver certification by the USGBC, supplied about 126 KW of solar electric capacity in a partnership with SDGE and supported an opportunistic sand to beach restoration effort at Ponto Beach with over 45,000 cubic yards of sand from the site.

Serosun Farms

Serosun Farms is an Agrihood locacted in Hampshire, IL. The first phase is currently in progress with the roads and the model home completed. The project is an innovative rural mixed use project centered around farmland preservation. We worked with the Kane County Illinois planning and development staff to develop an innovative civic agricultural zoning classification in parallel with developing the farm concept. The first phase of the project will have 54 custom homes and when all phases are complete a total of 114 homes. Other amenities include an innovative market farm, high end equestrian operation along with commercial and retail operations related to the farm and an event venue. The project includes 410 acres of which two thirds will remain open space as farmland, restored wetlands, prairie, and woodlands. The homes on the project must meet stringent healthy and sustainable building practices and will at minimum meet LEED Gold standards.

Mt Acadia Senior Care

Mt Acadia is a small mixed use project in the Clairemont area of San Diego situated on an old grocery store infill site in an older neighborhood with few other facilities nearby.  It is planned and approved as a 99 bed Assisted Living/Memory Care facility with a small commercial component.  This project is currently in progress and is planned as a LEED Gold Facility.

Program Summary

  •  99 Bed Residential Care Facility (65 Assisted, 34 Memory Care)
  •  60,000 sf, two story, type 5 building
  •  4,440 sf one story commercial building with 4 bays
  •  32 space parking deck plus 29 surface spaces

Hilo Senior Center

Hilo Senior Care

Hilo Seniors is a mixed use project in the Hilo area of the Big Island Hawaii.  It is situated on an old horticultural site located at the edge of the commercial district on Highway 11 a mile south of the airport.   It is planned as a 90 bed Assisted Living/Memory Care facility with a 40 bed phase 2 expansion capability and a 14,000 sf commercial component.  This project is currently in progress.

Oceansides Bluffs

Oceanside Bluffs hotel project is a limited service hotel project located in Oceanside CA.  The hotel project is located next to Interstate 5 on a hillside toward the ocean.  The project is a 102-room limited service hotel and is undergoing entitlement including a zone change.  This infill site is a challenging site for development due to the lot shape and topography  along Oceanside Blvd.  The site was originally planned for multi-family but the hotel option was better received by the community and provided better economics..
